A Serviced Office is an office or office building that is fully equipped and managed by one entity. A Serviced Office provider rents individual offices, floors, warehouse space or meeting rooms to other companies. Serviced offices, are also referred to as managed offices, business centres or executive suites.

Companies offering serviced office space are generally able to offer more flexible rental terms, as opposed to a conventional lease arrangement. They also share the regular expenses between all tenants so that receptionist’s wages, furnishings, equipment, payment of expensive outgoing such as Rates, Internet, and Electricity as well as Body Corp fees are all included in the monthly rent.

At NBSO our office space is typically flexible, allowing for additional space to be allocated or downsized at short notice, subject to availability.  Serviced Office Providers, including NBSO usually allow tenants to share business machines, meeting room facilities and communal areas, providing reduced costs and access to equipment which may otherwise be unaffordable.

Tenants of Serviced Office facilities typically fall into the following categories:

New to Market/Regional: These are businesses which are typically headquartered overseas or in another region of the country but still require or want to establish a business presence in the area of operation.

Start-up Companies/Entrepreneurial: These small to medium businesses are likely to benefit from not having to add administrative and reception personnel to their payroll in the early stages of their development.

Overflow: These businesses are typically medium to large organisations experiencing growth, whilst still committed to a traditional long term leased space in the area which it has outgrown. Serviced Offices can provide the ideal short-term accommodation solution for a varying number of their staff.

Temporary: These are clients that are in the process of moving premises, and may be facing delays in the completion of the new space.

Project-based: These particular tenants have a specific time need for office space, based on a specific contract or project.

Meeting Room Attendees: A number of professionals have been regularly using NBSO for client meetings, interviews, staff training and corporate presentations. Accountants, Lawyers, Recruitment Agents and Consultants have been pleasantly surprised to find a very reasonably priced, north side based office in which to enhance or expand the services they currently offer.

Most businesses renting Serviced Offices are originally looking for short term lease agreements. Serviced Office providers will generally rent out spaces on a short term basis, meaning that tenants will only pay per month for the facilities that they use.

The shorter contract lengths, though charged at a slight premium, usually come with the same services and facilities as longer term leases for serviced offices, but they do give business more freedom if the business does not develop as planned.

NBSO offers by the month agreements, charged at a premium and also 12 month agreements. However it is no surprise to find that many short term leases at NBSO are converted to a longer term contract once the tenant has experienced all the benefits provided by our well-run Serviced Office.

NBSO has eighteen offices ranging in size from a single desk, up to a six person office. We supply the office furniture and can arrange the room to suit each tenant’s requirements. Not at all. NBSO offers many additional services and facilities such as State of the Art business machines, meeting rooms and even staff are available as and when you need them.

For example, if you have a meeting with an important client and need to access a conference room, you can hire one on a per-hour basis, or if you are a permanent tenant, we include up to 10 hrs per month usage of our two meeting room spaces in our rental package.

Photocopying, printing and other admin support can also be provided and charged accordingly. However if a tenant has their own printer or copier our rooms are designed to provide space for these important business tools.

Yes. We offer on-site parking, either in our warehouse or in eight dedicated parks in the complex carpark. There is also plenty of free street parking right outside the building.

Yes. There are a number of local cafes and eateries within the Brendale area. Westfield Strathpine is a short five minute drive from NBSO.

Yes. NBSO has had the NBN on-site for some time now and achieves consistent, fast upload and download speeds. We have an in-house IT Specialist who can assist with any queries about our internet supply.

Yes. Our Reception hours are 8:30am to 4:00pm Monday to Thursday and we close at 1:30pm on Fridays, however our in-house tenants are given a key and security code and can access the building and their office 24/7.
