There are three office spaces available to lease here at NBSO. These are available now. We have a single desk, 4 desk and 6 desk office available If you are interested in a small office, get on our waitlist by emailing - info@nbso.com.au.
As at Sept 2024 there is currently NO Ground floor WAREHOUSE SPACE AVAILABLE. There is approximately 30m2 of mezzanine level warehouse space available. Warehouse tenants must also lease an office at NBSO. (Exceptions to this may be discussed but storage access would be limited to reception hours only.)
Office space Ground 6b is located on the lower floor, towards the back of the warehouse, and is a generously sized room. With enough office space to cater to up to four desks, this office is quite spacious. Close to the main lunchroom, this office would be ideal for many different businesses & industries requiring direct ground floor access with no stairs.

Ground 3 is located on the lower floor at the end of the main corridor, and is a single desk office. With enough room to comfortably house one person, this office is a great choice for a sole employee or an owner operator.
Close to all NBSO amenities but still private, this room is one of our most sought after single desk offices.

Ground 5 is located on the ground floor at the end of the main corridor behind reception, and is a large single desk office or it could accommodate two small desks if required. This office is a great choice for a sole employee or an owner operator with a part time PA. Close to all NBSO amenities but still private, this room is one of our most sought ground floor offices.

Office space Ground 6b is located on the lower floor, towards the back of the warehouse, and is a generously sized room. With enough office space to cater to up to four desks, this office is quite spacious. Close to the main lunchroom, this office would be ideal for many different businesses & industries requiring direct ground floor access with no stairs.

Upper 1 is 12.5 sqm and is perfect as a two person office but can accommodate a third person comfortably. Situated next to The Boardroom, it is handy if the tenant wants to pop in next door for a quick meeting. Upper 1 is on the first floor, close to the front of the building and accessible via stairs only.

OFFICE UPPER 2 is 14.5sqm and is perfect as a two person office but can accommodate a third person comfortably. Situated next to the kitchenette, it is handy if the tenant wants to pop out for a quick coffee. As with all of our rooms, it offers a community feel or privacy, depending on individual requirements.

Upper 4 is one of our larger offices on the upper level situated at the end of the entrance corridor right next to our kitchenette. It is a very generous size, approx. 13.5m2 and has enough room for three occupants to enjoy plenty of desk space. NBSO can also offer tenants a very high speed internet now that the NBN has come on line. This office is set up for either cable or Wi-Fi internet access.

Upper 5 is a simple, yet spacious one person office. With 7.25m2 of floor space it is the perfect size for the sole trader moving out of a home office. Located on the top floor of NBSO, it is situated right next to the kitchenette, convenient for coffee lovers, but still very private. NBSO can also offer tenants a very high speed internet package as an add-on now that the NBN has come on line. This room is set up for either cable or Wi-Fi internet access. With many configuration possibilities, there is also enough room for additional storage if required. Featuring one of our signature Brisbane skyline canvases, tenants won’t miss the City at all. Of course, every office gains free access to over 30m2 of shared office space including, meeting rooms, reception and lunch room facilities.

Upper 7 is a great space. With 10.75m2 this room is more than just a double size office. There is plenty of room left for storage, business machines or visitor’s chairs. As with all of our offices, a large window opens onto the shared areas. Open this up for that community feel or close the blinds for some focused work time.

Lab A has plenty to offer. Its unique shape lends itself to many possibilities. Located towards the back of the building, on the upper level, it is quiet and private. Ideal for one or two people, this office is a place where you can get on with your work, or when needing a short break, it’s just a few steps to the kitchenette and communal upper lounge area.

UPPER 9 is a large four to five person office which has it's own private entrance and air conditioning unit. This much sought after office is suitable for many different industries. It is a very large, four to five person office with approximately 23.0m2 of floor space. Located on the first floor of NBSO, it is accessible by stairs only. Upper 9 is situated at the end of a hallway, which offers a great deal of privacy, yet still being close enough to easily access NBSO amenities.
